Stepping into the lobby of the Guangdong Building, I saw that the lights are still bright and the room temperature is cool and pleasant. Compared with the past, I don’t feel much change. However, looking at the readings of the meter, the change is not small. Since 2009, Guangdong Building has achieved initial energy-saving effects by partially replacing energy-saving lamps and LED lights, optimizing equipment operation management and other measures. By 2012, the total electricity consumption of the building had dropped by 10% overall, and the average annual electricity consumption decreased by 2.5%. “The energy-saving concept of our building is more reflected in the nuances. In addition to replacing energy-saving lamps, we have installed automatic doors in the lobby to effectively prevent indoor cold and heat leakage and reduce energy waste by intelligently opening and closing the door. In management, we regularly record the data of water, electricity and gas on a daily basis to grasp the energy consumption situation in real time. According to the actual conditions such as weather and source, we can reasonably implement the opening and closing management of central air-conditioning to minimize unnecessary The energy waste." When the author asked about the energy-saving tricks, the relevant person in charge of the Guangdong Building was like a few treasures.

But this is not enough. As a subordinate unit of the Guangdong Provincial Government, Guangdong Building hopes to further develop its energy-saving potential and build itself into a first-class public building energy-saving renovation demonstration project to enhance its operational competitiveness. In 2014, Guangdong Building and China Southern Power Grid Integrated Energy Company carried out energy-saving renovation, replacing central air-conditioning main equipment and more than 6000 LED lights. The person in charge of the building told the author that the next building will also increase the air source heat pump unit and establish a building energy efficiency online monitoring and analysis system.

Shi Feng, the project manager responsible for the energy-saving renovation of Guangdong Building, told the author that according to the monitoring results, there are 4 central air-conditioning mainframes with only 60% operating efficiency, which not only consumes energy, but also can not improve the sensory comfort of the guests. "Last month, under the premise of not affecting the business of the building, these four mainframes have been replaced with three new ones with first-class energy efficiency and lower rated power. From the current debugging situation, although the mainframe is reduced, the overall operation is completed. The efficiency has been greatly improved, and there is less operation at full load." Shi Feng said, "In addition, the new air source heat pump unit is planned to be installed within the year, which will effectively use the heat of the air to replace the boiler 'boiled' water, greatly reducing natural gas. The consumption will further reduce the urban 'heat island effect'. It is worth expecting that through the gradual transformation and continuous optimization of operation, the energy saving potential of Guangdong Building is expected to reach about 970,000 kWh/year, and the energy saving rate is 15%.

Shi Feng said that before the construction of the existing buildings, the main reason was the problem of capital investment. The two sides adopted the cooperation model of “contract energy management”, that is, the Southern Power Grid Integrated Energy Company invested 100% of the cost to renovate, and recovered the investment cost through the 7-year contracted electricity cost sharing. After the expiration, All energy-saving equipment and revenues are 100% owned by Guangdong Building. After the completion of the energy-saving renovation project, the new central air-conditioning equipment, the new central air-conditioning pump equipment, the air source heat pump equipment, and the LED lamps will also have different years of warranty. This exploration has solved the problem of "where does the money come from", and the biggest obstacle that plagues the building energy-saving transformation is no longer stalked.

At present, in Guangdong, there are more and more units that focus on and explore various energy-saving renovations like Guangdong Building. Based on this, in recent years, Guangdong has made building energy conservation and green building a major breakthrough in energy conservation and emission reduction work, perfected the standard system, strengthened technical support, and firstly grasped the energy-saving renovation of existing buildings and grasped the energy-saving standards for new buildings.
